The following list outlines our general policies and procedures. Our goal is to provide unequaled service and integrity to each and every client.
All appraisal requests must be in writing (fax or email) and must be signed by a responsible party. Appraisals placed through this web site or order forms not provided by Vegas Valley Apprasiers require a signed engagement letter.
All appraisals are COD to either the borrower or to the client. On a case-by-case basis, we may agree to bill our established clients Net 45. Penalties and interest will apply to all invoices that exceed 45 days.
All appraisal services will be performed in compliance with the current Uniform Standards of Professional Appraisal Practice (USPAP). As professional appraiser’s we will complete each assignment without advocacy or bias.
If you need to evaluate the validity of a potential loan, you can order a limited scope appraisal or use the Data Search(click here) form available from our office. In order to reach an opinion of value, we must complete the entire appraisal process. USPAP requires that we do so in a manner that is independent, impartial and objective. In compliance with that requirement, any value related information (e.g. sales price, estimated value, needed value, etc) included with an appraisal request or order form does not, in our view, establish a “condition” for our performing the appraisal. We will assume that if that type of value information or language appears, it is intended only to inform us of your objectives or someone else’s opinion.
Upon acceptance of an assignment, we will review and provide preliminary data which includes the sales activity of the subject subdivision for the last 3-6 months and any current listing activity. This is not intended to be a preliminary estimate of value, but only to show the activity within the subject subdivision that will be given consideration as we complete the appraisal process.
You may cancel an assignment at any time and we will bill you for time spent and research not to exceed the negotiated fee for that assignment.
Much concern has been expressed over the cost approach to value now that the new Fannie Mae forms are mandatory. Our policy on this matter is simple.
o If the cost approach is applicable to the assignment, it will be developed at no additional charge.
o If the cost approach to value is not applicable to an assignment, but it is requested by our client or the lender, then we are being asked to provide two services: one is to estimate the market value of the subject property (an appraisal); the other is a non-valuation service that is typically used for the purposes of estimating the appropriate amount of hazard insurance as required by Fannie Mae (refer to Fannie Mae FAQ document, page 6 Item 12). We can provide the Replacement Cost new to satisfy the hazard insurance requirement.
